The Future of Preconstruction: 7 Emerging Trends
Technology is accelerating at a rapid pace
Technology is accelerating at a rapid pace
Technology is accelerating at a rapid pace. When we consider innovations that may not exist yet, it can be hard to picture what result these developments will have on the preconstruction industry. What will the estimator software of the future look like? How will our day to day work be impacted?
Even just in the last few years, there have been significant advances in technology alongside the shift to remote estimator jobs. We have seen an increase in virtual reality, drones, and high-tech software in the workspace. But, what changes can we expect over the next ten or even fifty years?
1. Leveraging advanced technology will reduce the drudge work we have to do today, meaning more time to focus on high-value activities.
2. Project data will be stored on a single platform, with shared access by all the team. Continuous Professional Development (CPD) will be necessary to keep up-to-date with the latest software and industry procedures.
3. The days of preparing estimates in Excel will be a thing of the past. Wrongly written formulas, missing data, misplaced decimal points, or other simple mistakes in Excel can cause construction companies to lose a project or bust the budget. In the preconstruction industry of the future, specific software designed for estimators will eliminate these risks associated with traditional estimating using Excel.

4. The future is all about data and less about pre-set profit margins. We will be able to access real-time financial data and leverage this to make the best purchasing decisions. By connecting actual costs to estimates, we will see smarter decision making on everything from selecting the best business partners to preparing accurate estimates.
5. Preconstruction managers will have to be a lot more agile. In a future project, there will still be a design architect. However, precon contractors will be responsible for everything from finishing the drawings to taking it right through the process. We will not just stick to one area of expertise but pitch ideas on target more while being the steward of the design and managing the client's money.
6. We will continue to leverage models. However, the technology will be very different from how we now know it. Expect significant technological advances in modelling software and applications.
7. We will have to merge not only preconstruction and estimating, but, the BDC teams and early operations teams too. By pulling all these areas tighter together, team members will be able to leverage each other's knowledge.
As times change, the industry will continue innovating and growing. It is imperative that construction estimators keep up to date with the latest technology and develop the skills and requirements needed to fit the bill in the next generation of preconstruction jobs.
