With a successful track record of over 75 residential towers across 10 countries, they are expanding their footprint into the United States with a prestigious 12-story luxury condo development in Surfside, Miami.

Job Overview

As the Senior Commercial Manager (Preconstruction), you will play a crucial role in the success of the project, being the key representative for the owner during the preconstruction phase. This position offers a unique opportunity to contribute to the establishment of the client's presence in the U.S. luxury real estate market.

Location

Remote Working schedule (Candidates must be based in Miami for face-to-face interactions)

Responsibilities

1. Conceptual Estimate of Costs:

  • Develop accurate conceptual cost estimates for the entire project based on design documents and initial project scope.
  • Collaborate with the design team to provide cost-effective solutions without compromising luxury standards.

2. Management of General Contractor (GC) Costs:

  • Oversee and manage the costs associated with the general contractor.
  • Collaborate with the GC to ensure that the project stays within budgetary constraints without compromising quality.

3. RFIs (Request for Information) and RFPs (Request for Proposals):

  • Lead the preparation and submission of RFIs and RFPs to ensure clear communication between stakeholders and to solicit competitive bids.
  • Analyze and evaluate responses to make informed recommendations to the client.

4. Owner's Representation:

  • Act as the owner's representative throughout the preconstruction phase.
  • Advocate for the client's interests, ensuring that project goals, timelines, and quality standards are met.

5. Collaboration with Design Team:

  • Work closely with architects and designers to align cost estimates with project design and specifications.
  • Provide value engineering suggestions to optimize project costs.

6. Budget Monitoring:

  • Monitor and track project budgets throughout the preconstruction phase.
  • Provide regular updates to the client regarding budgetary status and potential risks.

Requirements

1. Experience:

  • Proven experience as an owners' representative or in a similar role for luxury residential real estate developments in Miami/Florida
  • Familiarity with the Miami construction market and regulations.

2. Education:

  • Bachelor's degree in Construction Management, Civil Engineering, or a related field.

3. Skills:

  • Strong conceptual estimating and budget management skills.
  • Excellent communication and negotiation skills.
  • Ability to work independently in a remote environment.
  • Familiarity with High End residential development standards and luxury residential construction practices.

Other Information

  • Salary: $200,00 upwards (Negotiable based on experience)
  • Work Environment: No physical office; work remotely.
  • Travel: Must be based in Miami for face-to-face interactions.
