Responsibilities:
- Lead and manage the preconstruction process for assigned projects, from initial concept to final pricing and bidding.
- Collaborate with the project team, including architects, engineers, and subcontractors, to develop comprehensive and accurate project estimates and budgets.
- Conduct thorough analysis and evaluation of project plans, specifications, and scope documents to identify potential risks, opportunities, and value engineering solutions.
- Manage the preparation and submission of bid proposals, ensuring compliance with project requirements, specifications, and timelines.
- Conduct competitive bidding and negotiation processes with subcontractors and vendors to obtain the best value for the project.
- Provide expertise and guidance on cost-saving measures, construction methods, and materials selection to optimize project efficiency and profitability.
- Establish and maintain relationships with clients, consultants, subcontractors, and other stakeholders to ensure clear communication and successful project outcomes.
- Monitor and track market trends, labor costs, and material prices to accurately forecast project costs and mitigate potential risks.
- Support the transition from preconstruction to construction phase by providing relevant project information, documentation, and support to the project team.
Requirements
- Bachelor's degree in Construction Management, Engineering, or related field.
- Minimum of 8 years of experience in preconstruction and estimating within the construction industry, with a proven track record of successfully managing complex projects.
- Strong knowledge of construction methods, materials, and building codes.
- Proficiency in construction estimating software and Microsoft Office Suite.
- Excellent communication, negotiation, and problem-solving skills.
- Ability to manage multiple projects simultaneously and work effectively in a fast-paced environment.
- Experience working with subcontractors, vendors, and other construction professionals.
- Detail-oriented with a focus on accuracy and precision in project estimating and budgeting.
