Responsibilities
- Project Planning: Collaborate with architects, engineers, and clients during the preconstruction phase to develop detailed project plans and feasibility studies, ensuring accurate understanding of project requirements.
- Cost Estimation: Lead the cost estimation process, conducting thorough analyses of materials, labor, equipment, and subcontractor bids. Utilize cutting-edge software to prepare comprehensive and competitive estimates.
- Value Engineering: Implement value engineering initiatives to optimize project costs while preserving quality and functionality. Explore innovative solutions to enhance project efficiency.
- Risk Assessment: Identify potential risks and challenges in the preconstruction phase, developing strategies to mitigate issues and ensure smooth project progression.
- Client Engagement: Engage with clients to understand their vision, requirements, and budget constraints. Present detailed preconstruction plans and cost estimates, fostering strong client relationships.
- Team Collaboration: Work closely with project managers, estimators, and subcontractors, fostering a collaborative environment to ensure accurate project assessments and seamless transitions from preconstruction to construction phases.
- Mentorship: Provide guidance and mentorship to junior staff, nurturing their skills and knowledge in preconstruction processes, and encouraging their professional development.
Requirements
- Bachelor’s degree in Construction Management, Civil Engineering, or related field. Master’s degree is a plus.
- Minimum of 10 years of progressive experience in construction management, with a focus on preconstruction processes and successful completion of projects in the Phoenix area.
- Proficiency in construction management software, cost estimation tools, and project planning applications. Strong analytical skills and attention to detail.
- Exceptional communication and presentation skills, essential for engaging with clients, team members, and stakeholders effectively.
- Strong leadership skills, with a proven track record of managing preconstruction teams and guiding projects from conception to execution.
- Ability to adapt to evolving project requirements and industry trends, ensuring the integration of innovative solutions in preconstruction processes.
